Update for my friends

Hi everyone,

So I survived the furnace running nonstop for 5 days, having a plumber come, then having no heat when it quit that night at a temperature of below zero. I am also still sick.

On the property purchase front, we got the inspection completed last week. The inspectors (there were two since it is a 4-plex) said it was in the best condition of any 4-plex they have looked at this year! That was good. However...it still had problems including 2 broken trusses!!! This was a huge surprise since it should have been disclosed by the seller. We assume the seller (who is located out of state) did not even know about it. So we had to request that the trusses as well as many other electrical, plumbing and other problems get fixed by the seller. We nervously waited 2 days and got a response that the seller agreed! We don't know how long all this will take to fix and hope it doesn't slow down the process too much but we won't inherit a very expensive bunch of repairs.

I am glad we made a full price offer since the seller accepted lower earnest money, will pay all our closing costs and will do all the repairs. The closing costs and repairs could be $25,000 at this point! We don't have anywhere near that kind of money laying around!

We met with the mortgage broker again and signed the reams and reams of paper to apply for the home loan. So now I need to get more documents into them to pass on to the loan underwriter.

Today we found out one of the tenants in the building will be moving out in the next few weeks. Our realtor asked if we want the seller to fill the unit or wait and let us fill it. We chose to let the seller fill it since we don't want to wait and lose the money.

I am so glad I was approved to use the leave bank from work. I have one more day to stay home tomorrow and then it is back to work for me sick or not.

I am trying to pack but it is hard since I am still pretty sick and don't want to wear myself out before I have to go back to work.

I am happy I got a new post written for my site to fulfill Michael's challenge.I am hanging in there so far and haven't missed a week! That is about all I am doing for my site other than a few posts in Facebook groups. I am getting a little traffic but have not seen much uptick despite all these new posts. That is disappointing but I will be happy just to hold steady during this time. No sales though. I can see my huge surge of traffic and sales this summer was definitely a lucky strike, not the norm. I am positive now it was due to dumping a bunch of posts on my newly created Flipboard site all at once. Trickling them out slowly doesn't work as well.

Hi Jessica, sounds like you are doing so well in spite of all the obstacles! But make sure you look after yourself? I know it seems impossible to do sometimes, but you are important! Keep going, Sue :)

I am trying, the obstacles seem to pop up at an unbelievable pace!
Thanks Sue!

Great news!!! I hope you are still being treated by a doctor. Pneumonia can hang on for a long time.
How exciting a new chapter in your life.

I don't have pheumonia this time...thank goodness. The doctor says my lungs sound fine. The rest of it however is awful!

Thanks!

What a relief. I hope whatever ails you leaves!

...and the beat goers on...so...Press ON!

Thanks, I am trying!

hang in there and get well .

Thanks!

Stupid plumbers, lol.
I say that because I am one.

Its good to hear your purchase is going good. I say throw everything at the seller until they say no, lol.

Congrats on your new adventure and May it bring you oodles of smiles!

:)

Thanks! The seller agreed to fix everything so that's great! Other obstacles keep popping up though.

You're doing more than "hanging in there", Jessica. You really are doing whatever it takes!!! I've grumbled and complained with a lot less on my plate, so you prove to countless others, that it can be done!!!

I'm so sorry to hear you're still not feeling well and have to make it to work anyway. I do hope that, despite the craziness of your life right now, that your body will take the time to heal.

You really are an inspiration, Jessica! Know that your hard work WILL and IS paying off...in the seen and the unseen...

Thank you Veronica! I appreciate your encouragement! My sweet husband is insisting I go to bed since I am sick...I am not good at getting to bed and getting enough sleep.

Your husband sounds like a very loving and wise man...

Nice to hear from you, sorry you are not feeling well Jessica, when you check up Google search console, you can see that when you do the 30-day challenge, that Google takes its time to index your posts. Between the 10-15 days, you probably see more and more pages indexed, then you can also expect increasements of traffic.

That is a great point I had not thought of Loes. I immediately go to Google Webmaster tools after I write a post and tell it to fetch etc. I noticed the delay in reporting of indexed sites but had not thought about that delay in this context. Thank you!!

I always fetch every post immediately after publishing, fetch a post a day, Google likes that

Great to hear Jessica :)

Thanks.

You have great progression.

Thank you.

Thank you Jessica .. I enjoy your updates. You are moving forward. Cheers, William

Thank you William.
