I would be careful in going down this route if your niche site is totally different to your WA promo site.
For instance - If I had an interest in fishing and your niche site was about fishing and selling fishing products that great.
However if I was visiting a fishing site I would not really expect to be directed to a make money online site from a fishing site.
With google getting smarter everyday they may eventually see this as irrelevant linkage from a fishing site to a make money site and could possibly hurt your rankings.
That being said as fishing can be an expensive hobby people may be interested in making extra money to fund the hobby.
However as far as ranking and keeping in search engine good books im not so sure this could be a smart move.
A Work around could be having an email list option on your niche site then tie in emails about your niche site relating to making some extra money, and the best place to get training
That could work without harming ranking juice.

A few years ago it probably wouldnt have mattered too much, but the search engines are getting smarter every day and may penalise sites that use the linking strategy we have talked about here
Like I said - having an email list on your niche site and then load your email responder with information sending people to your WA site could be a smarter move for you to consider.
I'm certainly no search engine expert but I do know and read a lot about them getting smarter about investigating people sites and links
If people or prospective customers are going to be able to find your site they will most likely use a search engine. Keeping in their good books is a good move :)

Kyle in his video showed him doing exact match search, i.e. search of a keyword within quotes...
So I guess this pretty much confirms that the Keyword Tool is also doing an exact match search.
So, my question is how often do people actually do exact match search and if using the keyword tool to get the QSR is actually meaningful?
Steven in your example it means 65 results are targeting that Exact Keyword.
For example: "make money online" gives 22,800,000 results
And make money online without quotes gives 228,000,000
Now in this case you have no chance of ranking well with quoted results so high anyway, it just shows it would be a difficult keyword to go for.
With 65 competitors you can rank for it. But also check the competition strength by looking at the first page results at least.
What is the result without quotes for your keyword?
It will be higher but they are not targeting the exact keyword.

I did some digging today and found that search in Google without quotes is called a Broad Search, and search with quotes around your phrase is called a Phrase Search.
My site ranks high (2nd page) if i did a search using Phrase Search, and that is what I expected with QSR 65 from the Keyword Tool results.
But when using Broad Search with the same phrase, my site is nowhere near the top 10 pages.
So, I can pretty much confirm (and this is also shown in Kyle's video) that the Keyword Tool QSR is based on Phrase Search results and not Broad Search results.
The question then is how valuable is the QSR result since most people will be doing Broad Search (I think?) rather than Phrase Search...
Hopefully that makes sense...?
My keyword is "KEVO smart lock review". I just tested it again and now my page is on the 6th page result of Broad Search and 2nd page result of Phrase Search.
Okay it will take time for you to rank. How old is the post? Did you optimise for the keyword and use an image? How many words in it? Plus if it is a new site that makes a difference too
The main thing though is that with the low qsr you have a chance of ranking high

The QSR shows the number of people who are using the same Keyword in their websites. I guess many other websites appear in the search as well because they are ranked very high. Try getting more comments in your post and try again later maybe it would rank higher.
Thank you for the response... but from my understanding, QSR shows 65 means there are 65 results when you do a search on that keyword. In my case, my website did not even appear in the top 10 pages (i.e. 100 results?)
