Hi folks i came across this real handy App, Beacon.by and got to thinking that this could be really helpful for anyone wanting to create a lead magnet in the form of an;

It is an easy sign up with a free level, which appears to give robust access to the platform.
The draw back with the free level is that it comes branded with the beacon logo. But with the ease of use this could be a minor drawback. If you upgrade this can be removed, but from the looks the free level will be good to get started.
The interface is relatively easy to use, each section has templates to use to create something new or you can utilize content from your website to create, publish and share your next lead magnet online.
One of the things that i like about it, is that once you have created your E-book, check list, or resources guide, you can download it as a PDF, print it out or share it as an email attachment, it is easy to share it online and it is optimized for mobile, or you can share it to social media increasing your reach.
Worth having a look, it may be a helpful resource for your business. I have no affiliation ,just thought that it could be really handy.

I came across this tool a while back and thought it's be a great way to make a quick ebooks. I haven't really had a chance to use it properly, but it looks quite promising from what I've tested of it so far.

Just to add another resource to the above topic:
Mailchimp.com has a similar, free feature that allows and facilitates lead magnets. I am using it myself and it is easy enough to set up. Like all free versions, the list of features is limited but good enough for a professional looking lead magnet.

We can always upgrade if we are getting real value from them, I really like the try before you buy, concept.
