What i have learned to date - get into real estate

Finally I have decided on a niche that I can feel really passionate about. Real Estate

A very interesting niche. A property boom time is always a good time to get in on a niche. Like that a lot of information products are being sold in this niche right now. |It is the perfect time to learn how to buy and sell. Also when there is a crash, people want to learn how to buy properties without mortgages . There is a huge opportunity here.
People wanting to learn how to buy properties and then sell them on, at a profit.

So what I am going to do now, is to show you an example of how i got into this niche, how i have done the research and how you can also do it when going into a new niche.

Firstly, we know that this is a big bucket niche where there is a lot of interest. Now you need to confirm this, which involves doing a little more research. So now, if you type into google, property investing forums or real estate forums. Then if you just go on a few of these forums, start reading what people are writing and saying about the market, about the gurus in that particular niche, you will get a feel for what is required to sell this product exactly.

So having done this research and having familiarized yourself with the terminology you can now see that three of the larger areas within the property niche are:

1) Buy to let

2) Lease options

3) Installment contracts

There are also a lot of people who are selling information products to do with these different types of sub niches.

One of the top tips you can take away from this training is to find out what your competition is doing or promoting and this is where you#ll really find the gold. So i fwe find out our competition in any niche, find out who the main players are in this industry. Now go and sign up to all of their email lists Watch the emails coming in and see what they are promoting.

You will need a brand new email account. gmail preferably. Try and sign up to as many emails as possible. Try to add at least 10-20 a day if possible. If u have your own domain, set up

a new email account.

If u don't you can set up a brand new email, Yahoo account or gmail account. Dont use your primary email as there will be such a host of emails coming into your account, that it becomes like a day's work to even open it. So now you have set up a brand new email account.

Now i have my few terminology keywords here. Or you can also use our wonderful keyword tool, Jaaxy.

Then i usually like going to forums. Also face book pages. It's quite a good place to start as well and it is there that you can start to learn about the jargon or the terminology to do with your niche.

I have gone to google and typed in Property Lease Options to begin with. So I am trying to find out who my competition is, where you can buy a property without having a mortgage. FIND OUT WHO THE BIG PLAYERS ARE in this niche. SIGN UP TO their email accounts. Try and set up 10 or 20 of these email lists, as many as you possibly can and sign up to as many of these email pages as you possibly can.

There is also a video on the home page of a company called Wealth Dragons, all about how lease options work. These guys are big players in the industry. They run workshops, they have high end 10k dollar coaching. they do webinars.

Below the video there is a link , Click on the link which brings up this page with an opt-in form This is where we need to sign up and find out what they are promoting, what they are selling and and their involvement with installment contracts, where you can get hold of a property without a mortgage.

Find out if they are promoting their own products, their own programs e.g. affiliate programs and find as many of these as you can, well this is where you can get a foot in the do
or.

A lot of the products that they will be promoting are not on clickbank. as they will have a closed affiliate program.

Nine times out of ten if you contact these people they will be promoting higher end products, and if you tell them you are an affiliate, they will set you up with an affiliate account, no problem at all.

If you would like me to continue with this blog please comment and let me know as the information I am sharing with you here has cost me a lot to put together both financially and time wise.

Yours,

Mary,
I certainly dont want to put a damper on your enthusiasm, but I echo the advice given below by Rick.
I speak from experience when I caution you that you should think twice before getting into this too far.
Real estate and the property market is a very intricate field with a lot of legal issues not known to the general public.
Furthermore, you will need a separate dynamic website to allow agents access to the site to place adverts and manage their own accounts in a member's area.
Such a website cannot be designed and built by ourselves... It needs the expertise and experience of professional web designers to build and maintain it for you, which will cost you tens of thousands of dollars .
A further big issue is that you will have no control over sales made and compensation due to you by agents worldwide.
My sincere advice to you as a friend is to re-think the whole situation before you commit yourself.
However, should you decide to proceed with it, I wish you all the luck in the world and hope you are very successful.
Kind regards,
-Theuns

Thank u somuch Theuns. I so respect ur opinion and will take it on board bigtime. In fact, wud u mind if i quoted u on a pertinent point or two that you had made and also a realtor from the states gave me the same advice just now.

So tku so mch, Wud u advise any niche in particular for me theuns

* In the beginning, stick to something that you know intimately and can write about without having to go search all over for information about it.
* You must create a feeling of trust with your visitors... They must view you as an authority in your particular field, your niche.
* If you want to earn money from your site, people must trust you enough and believe what you write, so much so that they buy whatever it is that you are promoting.
* If you want a stranger to buy your product or service, you must be able to convince them you know what you are talking about, and your product will help them in some or other way.
* They must believe that you are helping them to solve a problem that they may have.
* Bottom line : Start promoting something in a field where you can honestly say you know enough about the topic to be considered an expert in it, or that you have enough experience about it to be able to advise your potential buyers that they should buy your product based on what you tell them about it.

I hope this will help you to decide.

Wow the penny drops. Solidbase. How apt! Then I have been on the right path with My Fifty Shades of Grey... This is an area that I feel I am authority in for sure, Theuns. It is an area which to me is undefinable yet it is something that I can feel emanating from almost every individual I have ever met. So I better not confuse u any further, So best I leave it at "Self Help" as society dictates that I label it. And boy how I dislike that. But I am intelligent enough to realize that the whole world would run amock if we were to live as my alter ego Tally does in fifty shades of grey. U are quite genius in your appraisals. Did u no that Theuns.

Do u know how to use spell check when replying to these posts also where in wordpress can i find it. No problem if u dont no anything I ask u. Will research it over time.

Thank u again my cyber friend.

Mary

I'm glad if I could have been of some help to you.
Regarding spellcheck :
* You can set your computer on spellcheck to check everything you write.
* It is not just a wordpress thing.
* I cant quite remember now where you select the setting, but it must be somewhere in the top toolbar on your computer (I think)
* Once set on spellcheck, it will do spellcheck on all your writing, regardless of what you write, if it is in W or anywhere else.
* It will underline the word in red, and when you right click on that word, it will give you a dropdown list of other words similar to that one where you can select the correct one.
Have a great day.

Hi there Mary,

When I saw, the word real estate in your post, it got my attention as I have been a licensed Realtor in the States for 45 years. As I read through your Post, I must say that I got lost in your message. as I could not ascertain as to whether you were commenting globally or locally on the opportunity of investing in real estate.

Either way I would caution you on spending a lot of time in this niche unless you have expertise in the real estate industry. Should you have further questions after my comments here, by all means let me hear from you.

Cheers,

Rick

tku so mch rick i am taking on board what both of u have said and tku so much for taking the trouble to advise.

Cheers back
Mary

Rick,
Ms Real Estate here again (Not)

I was wondering what u would make of the following. I was told that this was a niche where as a promoter there was good money to be made. Also as a promoter I have also been tutored by some of the gurus and my understanding rightly or wrongly is that our job is to promote and coordinate the vested areas in our niche. I love everything to do with the property market and seem to have a natural flair for it but I take your point and my new cyber friend Theuns felts the same as you, despite the fact that other realtors have encouraged me. All in all what I am saying is that both u and Theuns struck a chord with me. Tot tell you the truth you both conjured up images of my pals visiting me in the county jail and i refusing to see anyone cos I didn't have my hair straightener. I usually listen to my gut.

Thank u Rick.

Mary

Mary,

Without understanding a lot more of what your trying to promote in your real estate niche, I stand by my first reply to you. If you're trying to promote worldwide, you will be crushed without any real estate experience.

What's the local real estate market like where you are? If you are that interested in real estate, get involve locally first.

Rick

Very informative blog.

Hi Mary, many thanks for sharing this blog. This niche is probably not for me but there is some great information which can be usedin any niche.
Kind regards,Syd
