Test it first to see if you like what you've chosen. Otherwise, they can get expensive.
You want to ensure they are responsive, extremely light, fast, well-coded, SEO optimized, flexible, adaptable, and customizable.

You need to assess what is right for you. Indeed, I cannot make that decision. I have not used such a theme, so I wouldn't know.
Also, the features within the demo site are example content; your theme will be a white canvas, and you add your own content to it.

I use Blocksy Agency (Blocksy theme) but also have GeneratePress Premium.
The majority here uses GeneratePress. There's also Kadence.
I suggest you try the free version first and see if you are happy with it.
Also, make sure you can get your money back if you have a change of heart.
Please be aware that you can achieve the same appearance using the ones I named above.
