Hello Everyone!!!

So you need a profile description huh?.... well here you go.

Well... I've been a true entrepreneur since 1988, and have been self-employed for close to 14 years now. I like to steer my own ship, so to speak. So, I guess I'm just plain unemployable. LOL

I've owned a number of start-up businesses, with some successes and some failures. Mostly related to real estate and real estate investing. I've experienced great successes private consulting, real estate investing, and one of the more successful ventures has been a home building/remodeling construction business. I also coached a Fix & Flip program rahabbing houses for awhile. Up until 2008 business was very good. From 2008 on, my business had shrunk with each passing year down to a trickle in 2012 and only finding low-profit to break-even projects. Heck, I even had to come out of pocket to finish some projects, because I always made sure everyone was paid before I took my personal paycheck. What a guy, huh? Anyway.... politics, overhead costs, economy, and numerous other reasons forced a shutdown of my business late last year after a pretty good run.

Being the entrepreneur that I am, my eyes are forever open to opportunities that those who are not of the entrepreneurial persuasion would miss even if the opportunity were directly under their nose.

So, awhile ago I was fortunate enough to have the opportunity to participate with a fellow ex-real estate investor turned internet marketer recently on a project, where he hired me to help produce a how-to guide and build a working model of what is being taught inside that how-to guide. The guide, videos, and working model that I was hired to produce is now being sold on the internet as a companion guide to his hot-selling #1 guide. I was paid quite well for my time, labor, and talents. At least I thought so at the time. I have only one regret in participating in the project. I didn't ask more questions about the business to learn about how I could get involved in the "Internet Marketing" revolution. He had turned from a hit-and-miss real estate investor to successful internet marketer, in a short time, to the tune of a couple mil over the last two years through his network of affiliate marketers.

I've made several attempts, and spent who knows how much, buying bits and pieces of the crap being pawned by so called "experts" (or worse "Guru") on the internet to try to get an internet marketing business up and running with virtually no monetary successes to date. Now, I don't claim to be a rocket scientist, nor do I play one on TV. But I do know that I'm at least as smart as my ex-real estate investor friend. And I know with the right knowledge, training, coaching and mentoring, I can at the very least duplicate his successes on a smaller scale. Then I would simply need to scale things up from there.

Let me tell you. There is surely no shortage of ambition on my end. There is simply a shortage of the whole/complete picture and all the right tools. I've come to realize that I've been spinning my wheels trying to assemble this big puzzle, but was unaware that someone had kept a handful of the pieces out of the puzzle box. So, I've joined this "Wealthy Affiliate" online training with the hopes that with all the right tools I can finally experience my own successes, and have a great story to share with this community and my own circle of influence, and friends.

To close, I'd like say that although gobs of money in the bank is an awesome feeling. Its' not so much the money that I seek. It's the freedoms and lifestyle that the money can give you. As you can see in my profile name I'm also a private pilot, and my wife and I enjoy flying to great destinations throughout the country. I enjoy boating, fishing, and off-road toys as well. None of these pleasures come free. Money is the lube that greases the skids. I also want to help out my extended family in very special ways. I'm hoping that this online business community of like-minded entrepreneurial minds can provide all the right tools, the necessary support when I'm lost or get off-course, and is the roadmap to becoming a successful internet marketer.

Like I always say..... School's Never Out!

Cheers,
Mike the Aviator

I'm not sure what made me read all of that but, bravo *clap* I normally skim through everyone's profile description but you have a way to keep me interested. I'm actually a bit curious about this whole "Real Estate Flipping". I'm not saying that it's something that I'd like to pursue, but what gets my attention is how people actually PERCEIVE when it's time to flip. Likewise, my confusion with the stock market. How does one learn this stuff without paying a micro-fortune? It's the mentality that intrigues me.
Reply
Aviator Mike Premium
Hey Michael, thanks for taking the time to read my profile post. It actually needs to be modified a bit, because I wrote it so quickly when I signed up at WA.

Flipping real estate is actually quite easy. But then again, I've been involved in it for about 13-14 years. You make your money going into the deal. You would never never never buy a house to flip if you weren't absolutely 100% certain that you would make your minimum profit when you sell it to the end-user. Using formulas and checklists every deal makes a profit.

I always wondered why I'm able to make money in an MMO but not in real life. The truth is that online economy is usually not much different than real economy. There's a bank, a market, an auction house and a community where you interact with other players. Some MMOs even have a "trade tab" where you advertise what you are buying/selling. After joining the WA community and listening to Robert Kiyosaki's "Rich dad, Poor dad" It all made sense. I imagine that flipping houses is not much different from stock trading?
Reply
Aviator Mike Premium
Not exactly. It's no more different than buying a used car, fixing its problems, and cleaning it up to resell for more than you paid for it.

Stock trading is volatile. Prices fluctuate up and down daily throughout the day. Not the case with real estate. With real estate price (valuation) changes occur much more slowly over time. Sometimes months or years. So, the profitability is much more predictable. It's the classic buy-low sell-high scenario. You buy the property in a distressed condition (with problems) way below its fixed up market value. Clean it up (fix its problems). Add some lipstick. And Resell it just below full market value for a quick sale. Then just rinse and repeat. Obviously the lower you pay for the house when buying it the larger the potential profit is when its resold to the end-buyer.

The key to all of the above is to know what you're buying, and what the values are for properties once they're all fixed up. You can't wing it. You'll most certainly lose money and be out of the game pretty quickly. I guess it would be better to compare flipping houses to buying undervalued businesses. Buy the business with its internal problems. Clean up the business, get systems streamlined, and improve the bottom line numbers. Once those are done the business would have a higher valuation that would position it as a highly sought after business for sale to an end-buyer looking for a business that spits out income and profits. These are actually highly sought after since a lot of people would rather not start a business from scratch, because of the failure risks.

I'm just sayin.... :D

It does sound intriguing, but I don't think i'm mentally ready for something so big. Looks like I'm getting close to the "investor" spectrum. Anything is better than being stuck doing a job that you loathe. I'm a musically inclined person, so working at places with loud noises is just terrible. Anyway, thank you for your input :)

I used to work at a family owned autoshop. I'm one of those peculiar people who has absolutely no interest in cars. I was the "eBay Auto Parts Salesman", but I also did my fair share of dirty work - mechanics duties. I mainly know the names in Russian, so I can't tell you what all that scrubbing, grinding, drilling, and taking the car apart is called.

At times the job got messy with all the car oil, anti freeze, gas, diesel fuel, etc. Work was hardly the same every week. I remember having to tag and memorize the ac compressor, abs pump, starter, alternator, and whatever it is that you could think of from a car. I even learned the difference between a 98-00 Honda and a 01-02, and not just all the DX,LX, EX, etc models.

If I actually enjoyed my job, I would probably know more about the ins and outs of your typical car than the mechanic himself, because even my dad was surprised how I knew all of their special code names and 'vin numbers'. I tend to forget easily so I might need several months to readjust if I ever intend to try Autoshop work again.

Now that I look back - I learned a hell of a lot more than I thought I would. I still have trouble understanding how an engine block or transmission works (despite being explained more than once), but I know how it all looks on the inside with all those little tubes connecting. But I suppose that it's like some saying goes, "Once you've seen one Fuel Injector Pump, you've seen them all".

LOL... that's funny stuff there bro.

Long ago, I was a mechanic at an auto dealership. I DO NOT miss that at all. I've come a long way since those days. My brain thinks in different ways since back then too. It's all good.

You're very welcome, and the same to you. Tell your fiance' he can still become a pilot. Most people I talk to think that only rich people fly airplanes. Not true. It's similar in cost to boating. The good thing about learning to fly, is you can pay as you go as you train. So the cost is spread over time.

Best of luck to you too. If you need any help along the way just give a shout.

That is usually the most common problem. May I suggest, and this really does work, that you make a specific schedule and follow it. Shawn, thanks for the pointer. Perfect timing, because I was already working on a system of organizing and managing my time while training and learning. Staying on task and on target is a tough thing. My mind, being left brained (engineers mind) is always moving at such a rapid pace with new thoughts, concepts, ideas etc, it's sorta like trying to herd cats. LOL

It's all a work in-progress.

Absolutely, ask away! Im not that young anymore though, almost 37. Once I start making good money at AM then I will quite possible take it up as a hobby though. I love being up in the air. I use to skydive a lot and that was awesome. Too expensive though. And I always get a little bummed that I get back to the ground so fast. Maybe I should get an ultralight aircraft or something. Ever hear of doodlebugs? If not google it or youtube it or something. They are these cool little powered hangliders that you can take off and land almost anywhere with.
Reply
Aviator Mike Premium
I hadn't seen a Doodlebug before, but it looks very interesting. I am quite knowledgeable about powered parachutes though, which are also fun and affordable.

I don't like the idea or feeling of falling at all, so I never found the courage to jump from anything higher than the roof of my house as a kid to impress my friends, much less a perfectly good airplane. LOL So I never pursued skydiving.

If you like flying, you should take a closer look at it. What's nice about learning to fly, and eventually getting a pilot certificate, is you can pay as you go, so your training can be designed to fit your budget.

Go for it my friend... get your wings!

Woohoo! Well what do you know, I just dove in and became a Premium member today. It reminds me of the scene in Matrix.

Morpheus says to Neo... "This is your last chance. After this, there is no turning back. You take the blue pill - the story ends, you wake up in your bed and believe whatever you want to believe. You take the red pill - you stay in Wonderland, and I show you how deep the rabbit hole goes."

So like Neo, I took the red pill. And whoa, what a deep and wide rabbit hole it is. I can't wait to see what really lies behind the internet marketing Matrix.

I'll for sure be keeping a keen out for the agent Smith's (Guru's) out there pushing their money-sucking IM schemes, now that I have this great learning community to turn to.

Yeah, you can either sit around with your thumb in your mouth, looking back and sniffling about what could have been, or you can press onward and make things happen. I'm a doer. I choose the more positive approach and will move onward and upward. The very good news is that I'm still in touch with him, and hope that once I learn the basics and have monetized on some affiliate websites, I will approach him for some assistance with a "Joint Venture" or two on some of his products. Isn't this stuff fun?

True, there is a bunch to learn. But it looks like I've hit paydirt once I stumbled upon this WA community. The training is incredible. The support is priceless. And I cannot find words for the community support of those also in training. Pretty cool stuff.

Hey Labman,

You made the comment... "I noticed you mentored a fix and flip program."

Not sure why, but for some reason I cannot reply to all posts from members. The "Reply" word/hyperlink is missing. I wanted to reply directly to your post but could not. So, I'm starting a new post under your original welcome post.

Yes I did mentor a fix and flip program for a year or so. Good money! Not so much fun with the hand-holding. As I stated in my profile post, I like to steer my own ship. Once contracted with my students, they actually owned me. Oh, I was still steering, but I couldn't leave the wheel. Lol The tradeoff was the money. But when I broke down the time invested, it didn't feel like such a good deal anymore.

I like the idea of the build a site, get it ranking, then sell it. Sort of the fix-n-flip idea with a twist. Thanks for that heads up. It'll surely be on my radar of things to look at later, as I get proficient in marketing online.

Thanks again.

OK just read your profile. We are very much alike in the entrepreneurship background. I've been self employed most of my life too. I teach now.

The only real estate I was involved was with rental property. I found I didn't have the killer instinct and I was constantly falling prey to the "hard luck story". I finally sold all of that stuff and am much happier.

So, yes I've had money and I've been broke - I tell my students that having money is better (big surprise).

Lots to study here - but I believe this is a good place to be.

One of my ventures was coaching a "Fix & Flip" program. This wasn't books and tapes collecting dust on a shelf. My students had to buy and fix a house (rehabs). Depending upon their exist strategy, which they usually knew going into a deal, they would either flip the house, or keep it as a rental. All of my students were collecting around 30k per house (deal) on the sell side of the deal at closing. They paid me 10k to teach them how to rinse and repeat the process. They kept 20k and they learned how to fish (for more houses).

Well that market doesn't exist as much at the moment and those days are gone for now. Lot's of hand-holding and such. I'm now seeking to go online marketing affiliate products, and eventually creating a long list of my own products. I just need the roadmap to success. Hopefully WA shows you the real roadmap.

I also took a look at "Bring the Fresh", but held off. It looks like you're a premium member already. How long have you been involved with WA, and are you close to any successes of your own yet?

Thanks for the inspiration.

How cool is that. I think I'll que it up here in my office too. It's a classic from the 70's. Never gets old. Lol

Have fun!

Mike, I just noticed your profile name is Aviator. I guess I'm so used to people using the term Avatar, and I just overlooked it. So, are you a pilot? What do you fly? I am an aspiring pilot, with a whole 13 hours of flight time on my logbook.

I have been training in a Cessna 150 and am really itching to get into something that actually moves faster than the traffic on the highway below.

Hello again Kali and fellow pilot-to-be.

Yep.... I ARE a pilot, since 1998. Lol

I've been flying Cessna 172's, Piper Cherokee's, Piper Archer's, Piper Warriors, and Cozy MKIV experimentals. I much prefer the performance of the Cozy experimental. Using the same engine that propels the Cessna along a the breakneck speeds of maybe 110 or 120 knots, the Cozy can move along at 180 knots. That's about a 210mph my friend. To see what a Cozy is to get an idea why the airplane performs so much better than a Cessna with the same engine, google "Cozy MKIV" to learn more about this incredible experimental aircraft. Or simply go to: cozyaircraft dot com to learn more. Click on the hyperlinks on the left side of the page to see performance specs and a photo gallery. Cool stuff.

Are you still currently training for your pilots certificate?

I had to take a break from training. At my training airfield, Bolivar, Missouri (M17) there is a sign posted in the cafe which says

If God had meant for man to fly
He would have given him more money

So, I will resume my training after learning and succeeding at the affiliate marketing stuff. I am going to check out the Cozy, I have had my eye on an Evektor SportStar. I had previously purchased a Challenger II Clip Wing Special with a 70 Hp engine (40 is standard). It was a little rocket. Had to sell it. :(

You said....

"So, I will resume my training after learning and succeeding at the affiliate marketing stuff."

I sure hope to hear that you're back in training for your certificate while the training you've received to date is still fresh in your head. I've heard all too many stories about aspiring pilots that never reached the finish line. Some were very close.

Did you solo yet?

What's really nice about flight training is that you can pay as you go. Hopefully affiliate marketing will help to pay the way. I'd love to hear another success story about a newbie pilot that just got his/her wings.

Don't give up the dream.

Hello and welcome to the group. I am fairly new here myself so I don’t have all the answers, in fact sometimes I think I know just enough to be dangerous. But in the short time I’ve been here I have learned a lot and I realize there is a lot more for me to learn. I doubt the learning will ever end because the internet is constantly evolving.

So, here’s what I know for sure…

1. There is a lot of information for you to go through.
2. It is really easy to get overwhelmed, if that happens step back and take a break
3. Follow the lessons one at a time, and don’t skip around if you can avoid it
4. If you get stumped on something, ask. Someone here knows the answer
5. Have fun and hang on!

I’ve been in other groups before, but I’ve never seen anything like Wealthy Affiliate. The other members (not just the owners) really want you and I to succeed so everyone tries to help.

Wishing the best success for you

Kali

Hello Kali,

Thanks for the quick welcome. Wow... I wasn't expecting to be noticed so quickly. I'll take the points you've made to heart and hopefully I'll finally have my own internet marketing success stories to share. I sure hope I've found a good community of like-minded entrepreneurs. Thanks again!

Cheers,

Hello Kyle,

Thanks a bunch for the welcome. I'm already finding there's a great deal of good positive energy floating about in this online success community. I have to be honest, I've never really seen anything like it before. Thanks for being a part of something great!

I'm looking forward to the day that I can monetize a website. For me, even a few dollar sale would be reason to celebrate. From there, I would only need to scale it up.

I appreciate the welcome.

Cheers,
Mike the Aviator

Excellent Mike, hopefully we will continue to live up to your expectations (and hopefully exceed them). ;) Sorry about my delayed response to this as well, just go back from an almost "full disconnect" vacation, an unusual term when you are running an internet business lol.

Hey... no apologies necessary Kyle. Everyone needs to get away, and to recharge. I find that some of my better ideas came during times of R&R. I know, that sounds counterintuitive, but I'm for real. I've surrounded myself with some very successful and wealthy friends, and they'll be the first to admit that those times are good for more than just getting away. I have a goal of taking at least 4 good vacations a year. Glad to hear you had nice escape. Now get back to work! LOL

Yeah, it absolutely is. My best ideas never come while I am in the office, they come from elsewhere and travelling definitely can lead to a good deal of inspiration (and giving the brain a break). :)
