Wealth Creation And Employment From Property Development

I hope you had a successful week?

I have spent the last 3 days at a Millionaire's Bootcamp with @Liam Ryan, @Jay Munos, @Phil Elder, @Jason, @Nick Staab and the rest of the Assets For Life team at the Holiday Inn Brentwood in Essex in the UK, discussing how to create wealth from property assets.

On Thursday I spoke on stage as part of the expert panel organised by @Liam Ryan explaining to the audience what is possible in terms of wealth creation in property. I explained about the journey that I have been on since March 2020, after Covid struck and my employment at the time came to a close, and before that my background in property development working for contractors (ABF Group), consultants (such as Arup) and client companies.

My background is in the project management major projects worldwide in a broad range of sectors such as residential, commercial, retail, industrial, hotels as well as infrastructure projects throughout the UK and Internationally. I have been involved in the management and procurement of many projects from the smallest to the largest and have experience of many different forms and types of contract such as are used in the UK (JCT, NEC IChemE) and internationally FIDIC and AIA.

Some of the massive development projects of which i have been involved in management include Chelsea Harbour in West London UK and Hotels in the Bahamas and the UAE, as well as large mixed use development projects like Crescent Development Project including land reclamation from the sea in Azerbaijan valued up to $1.5bn, as well as other major rail nfrastructure projects.

At the time the pandemic struck I was working on a major railway project in Macedonia to Bulgaria, which was problematical and was rescheduled and reorganised after the pandemic.

So from Springtime 2020 i returned to the UK and started working and focussing on UK property investment and development, and I started following my property mentor @SimonZutshi and @PropertyInvestorsNetwork, @AndyHaynes and the @GlobalPropertyInvestorsNetwork and improving my property investment skills.

At the time it was a sellers market in the UK and acquiring properties at the right price was challenging, so i didnt manage to achieve much. After all its better to do nothing than to overpay for a property, if the figures dont stack up for development or investment.

During 2022 I started to make offers for empty commercial buildings such as offices and closed down care homes that were suitable for conversion to residential accommodation.

I was surprised how long it takes from initial offer to get the purchases completed, and beyond that to get the planning permission and complete the legal processes and design and construction of those converted residential units.

I improved my property negotiation skills with @JimFrancis from @AssetsForLife and also started following @AndyHubbard who is a great example to follow on property development, as well as @MarkStokes from@Equacademy.

One of the properties that I have secured is located in Bath in Somerset (pictured above - built by A German Duke and his English wife) which is quite a lovely and popular historic city with some ancient Roman baths in the centre. I first started negotiating for this in September 2022, and have been through 3 rounds of negotiations and finally we have secured it with an exclusivity agreement and will exchange contracts this month then complete the purchase by the end of March 25.

This building will convert into 10 x 1 and 2 bedroom flats in the existing building, and potentially 6 houses or bungalows or 12 flats in the garden, which extends to almost 1 acre, subject to planning approval.

The purpose of the flats is to be confirmed, either as Specialised Supported Housing or as retirement flats and houses or bungalows.. This depends on decisions by the Local Authority whether they want the converted units for housing vulnerable people, or those with disabilities or if not then we will design and construct them as retirement flats. It will become a retirement community of around 30 people, with a garden that the residents can enjoy.

Another development that I secured by building a good relationship with the commercial agent is in Alton in Hampshire, near the birthplace of the author Jane Austen at Chawton in Hampshire, England. These are 2 large merchant's houses that are Grade II listed historic buildings, that have been used as offices until relatively recently when they have become empty. We have secured planning permission to convert the first building into 5 x1 and 2 bedroom flats, and we just submitted the planning application to convert the second building into 4 x1 and 2 bedroom flats. Each flat will be unique and incorporate distinctive historic features, and they will have access to a private shared garden with private parking once the scheme is fully completed incorporating a further 2 buildings either side of the 2 mentioned. Altogether there will be a further potential for another 12 +5 flats once we acquire the adjacent buildings.

So across all these 5 sites there will be potentially 5+4+17+22 flats and 1 house = 49 residential units contributed towards solving the UK housing crisis, and we have offered some of these for housing vulnerable people or those with disabilities.

We have another couple of sites in the pipeline in Southampton and Winchester that will produce around 25 more residential units and several others under negotiation, so we will soon achieve a target of 100 new homes contributed towards the UK shortfall or deficiency.

These are relatively small sites compared to the size and scale of some of the projects that I have managed previously.

With the right funding sources, and by developing and systemizing our business we can create many more residential units, as well as develop commercial units for job creation (retail or hotels), and fulfil infrastructure projects as well in the UK, Europe and further afield.

The future is bright for Alpus Group in 2025 and we also have links to Europe and other countries as well, so eventually we see that we can grow worldwide provided the conditions for business are right, meaning that we don't operate in war zones, nor countries where there is corruption that would affect our activities.
