Making,Buying and Flipping WebSites

I have created and sold 3 websites so far on flippa. It is pretty strait forward but with few possible problems you might have in mind when doing this. They didn’t make any money at all but they all had traffic coming in,( ~3000/m). They were new and not monetized yet which people love. I had all the tracking in place, which is SO IMPORTANT!

Tracking by Google analytics sent directly to flippa, (they have that option in GA). Also, to prove my point I had traffic tracking from my cPanel and email list I collected along the way.

There is a 2 ways to do this:
1. Buy website and drive traffic for a month or two to get traffic report, sales, sign ups,...
1. Build new website and sell it as is for a small fee

• Traffic Data (how much, what kind of traffica ,picture,data from tracking,page rank,...)

• Site Visibility [Google Page Rank, Alexa Rank, Inbound Links, Google Backlinks, External Backlinks]
• Revenue(proof if any)
• Expense (monthly cost to maintain)
• SEMRush Stats (rank, number of pages indexed, keywords in Google)
• Niche information
• Social Data (FB Fan Page,Twitter)
• Reason why are you selling
• Product information (if you have traffic or revenue you don’t need to talk much, just provide proof. With a new site you need to explain benefits, possible income,... )
• List information (if any)
• Ownership proof

1. Website- What kind of site is it? What is it about? When did the site go live?
2. Traffic- uniques, page views, verify by GA
3. Revenue- What monetization methods are used? Adsense, Amazon, Clickbank, Dropship ,Ecommerce, Subscription, Ad Sales ,Other
4. The Pitch- Why should buyers be interested in your site-description
5. Sale-*auction or private sale, minimum bid-to start with, (reserve price- lowest price you accept), How long should your listing run?(minimum 5 days,maximum 30 days)
6. Payment-minimum to list your site is $29+ some fees if you sell 5% minimum
7. Launch-by uploading txt file from flippa in your domains root link, to prove you own it

You will be paid through pay pal or escrow
Paypal has 30 day refund policy and I wouldn't go with this option unless you have a new website template with zero data.
Escrow will keep money for 3 or more days unless buyer goes through product and OK purchase.Only after that you will get paid and they will get product,NO refund.

You will register escrow account (free) through flippa platform and after that buyer will respond,accept your offer. he will pay agreed price to escrow.they will keep it there few days so buyer can check product.If everything ok,he will get product and escrow will send you your money.If outside of US, they have a small fee to transfer money.
