Help! Need to find out value of websites

 Hello All!

I have two websites that I need to sell, but I have no idea how to find out their value and what if anything I need to delete or add to them before selling.

Advice is greatly appreciated; the websites are listed below. One of the sites I created as it is a passion of mine; the other was one I created when I was in the WA Article Marketing Club last year.

I have purchased some sites recently and this is what I have learned. People do a LOT of buying and selling "behind the scenes". Try this if you have the time. On your sites create a page "This site for sale". Make a post referencing that page and then tell the reasons why you need to sell this site. Wait a day or two and see if you get any feedback. You may be surprised.

Here's the thing; I don't know that either website is worth anything except the time I put in to create them, neither has made any income at this point I just need to let them.

They usually sell for 8 - 10 X their monthly revenue but can be more if the person bidding believes you have under monetized the site.

Head over to Flippa.com and have a look around the "Just Sold" section, you can filter by traffic, PR and income statistics and see what similar sites have gone for. That should give you a good ballpark figure.

People tend to pay 10-12 times monthly earnings as a rule of thumb, but it depends on the niche and the type of site, whether the content is unique, etc.

If you'd care to post up monthly traffic, monthly income, PR and domain age, I can give you a very rough estimate.

You might check out semrush.com to see what terms you're ranking for. The traffic from those keywords * cost per click gives you an idea of the value of free traffic you're getting. It won't give you a value, but it will give you a selling point.

Also, where are you ranking for the keywords you picked, if you picked any? If you're on the second through sixth page of Google without a lot of work, it's also a selling point. Pitch your sale as one of those that's poised to take off with a little work, and see what happens.
And I have to laugh at your Natural skincare site, not because of the topic, but because that's the exact same theme I use on my blog. Only instead of natural skincare, I tout baked ravioli and silly topics.
