Thirty-Second Month of WA - Went Content Crazy

It's April 3 when I'm writing this blog post which means another month has passed by. It's time for me to reflect on what I did last month and see what I did good and what I can do better. March 2021 has been a very hectic month, bouncing around various tasks and activities, and I predict that April will only be even crazier with what happened in March.

So Much Real Estate Work

At the time of writing this article, my parents' house has been conditionally sold.

Unfortunately, my real estate license has been delayed multiple weeks, so I will not receive any realtor commissions when the house does become officially sold.

Fortunately, my mentor is willing to give a 25% referral fee. All of it will go towards my realtor start-up costs which means I won't hold on to the cash for very long.

But anyway, if the conditions of the house's sale are lifted on April 5, our family will be swamped with work. Since we're moving into one of our smaller rental houses, we'll have to clean up some of our rental houses to open more storage space and sell/throw away everything that we can't fit into the rental homes.

I'm tasked with the duty of listing all of our extra stuff for sale. If the conditions lift, I will only have 25 days to get rid of everything, which means I'll probably spend hours every day trying to sell our old stuff.

Getting rid of old stuff and cleaning up isn't my only task, though. As we're moving out of our current home, we will redesign one of our rental houses to live in and then sell in one or two years.

I'm tasked with a lot of design and CAD modeling work since I'll be the person listing the house for sale. One of our goals is to redesign and renovate our old rental house into something iconic and set up as my dad's company's showhome.

My dad started a company a long time ago in the industry of building and remodeling homes, but it never took off for a very good reason. The only marketing my dad did was word-of-mouth marketing.

Now our family wants to turn that business around, and the onus is on me to improve the company's digital marketing aspect and get more projects done. The big problem is that we never took any good photos to use for a portfolio.

Essentially, although my dad has completed many different projects, it's as if we've never done any projects. It's up to me to change that and turn our company into something big.

This isn't the end of it, though. I anticipate my real estate license to arrive in the coming weeks, and that'll mean more work to do.

First, one of my parents' friends is looking to sell her house. If we manage to convince the homeowner to let my mentor and I list her home, that would be another near-million dollar listing. Fingers crossed that not only my license comes, but that we get her listing.

Second, once my license does come, my mentor will probably get me to help him sell some of his listings. In particular, a couple of builders have hired my mentor to sell every available apartment in their new apartments.

I will be helping my mentor get leads and potential buyers for those listings while looking for my own listings and deals.

That's about it... if you don't count my online business work.

Content Crazy, But Not Writing

So the title of this month's update is "Went Content Crazy." Generally, from previous monthly updates, that would imply I wrote a ton of articles.

But that's not entirely true.

I wrote a couple of articles on various blogs and achieved my goal of writing every once in a while on multiple blogs and slowly growing them.

But going content crazy in March was a combination of both producing and receiving content.

I spent a lot of time taking courses and reading books on various subjects. In the section above, I talked about how I was doing CAD work and spending time revitalizing my dad's company.

I'm not an experienced CAD user. I have very basic AutoCAD and Sketchup experience where I know how to draw different lines and shapes. But other than that, I'm a complete newbie.

To produce more professional drafts and eventually create realistic 3D renderings, I spent time watching courses and videos on CAD for architects.

Since I also need to take photos of our projects and edit them to create a beautiful portfolio to improve our digital marketing, I've also been learning real estate photography. Currently, we don't have the money to hire professional photographers, so I'll have to do it myself. The goal is to be able to produce photos that are near-professional or professional quality.

As an 18-year-old real estate agent who has never bought or sold a house himself, I realize that I'm coming into the industry with a significant disadvantage when it comes to actually dealing in real estate. Thus, I've also been taking multiple sales, negotiation, marketing, and real estate investing courses. I've been bringing my skills up to develop a significant advantage over other realtors.

It's quite a lot that I'm learning. That's not all either. Last month, one of my goals was to get better at video editing. I'm still working on that right now.

The good thing is that I dropped out of university. Or at least, I stopped going to classes, doing homework, and taking tests. By the end of April, the university will revoke my student status.

I'm confident that I will succeed without post-secondary school. Without college, I have more time to learn. Taking courses on all of the topics above is equivalent to a full college workload, except everything I'm learning will be immediately applicable and valuable in my life.

I will also be reviewing nearly every course on this list on the most relevant blogs I own. That will lead to more traffic and potential affiliate commissions in the future.

Energy To Do Everything?

To do everything I'm setting out to do, I need to have the energy to do everything.

Something else that happened in March was I began playing badminton again. To become a better badminton player, I have been much more conscious of my health.

In my first two training sessions, I noticed that my fitness levels had gone down significantly. One jog around the court was enough to put me out of breath.

Although my dream of becoming an Olympic-level badminton player is very distant, it's still a dream. There's no way I'm competing in my current state. Thus, I've become more focused on improving my fitness to compete against the best in the world.

In one of the books I read last month, Cashflow Quadrant by Robert Kiyosaki, I learned that I could achieve every goal by consistently under-achieving every day. The reason you under-achieve every day is for motivation reasons.

For example, if I do an Olympic badminton player's training regime today, I'll finish the program but end up exhausted and sore for a couple of days. Because I feel like I trained so much and need to recover, I don't do anything for a week or two.

Currently, I've been doing small exercises every so often. Whenever I need to take a small break from work, I get up and do push-ups, squats, lunges, and other activities. Since I only do 2-5 reps every time I leave my desk, I feel like I'm doing hardly anything. As a result, I end up doing these small exercises 10-20 times a day every day without losing any motivation.

And slowly, I've been recovering my fitness and health, becoming a professional badminton player one baby step at a time.

Okay, so I talked about pretty much everything except the most relevant stuff to all you WA members. How are my online blogs doing?

Most of my sites and blogs on writing platforms didn't make any money. For the ones that did, here's a little more detailed breakdown of those earnings.

For my badminton blog, Get Good At Badminton, I earned $18.17 from Google Adsense and $4.69 from Amazon Associates.

On Medium, I earned $5.75 from the Medium Partner Program and $17.70 in affiliate commissions from one of the Medium blog posts I wrote.

On top of my blogs' income, I became a certified commenter in March and earned another $25 from commenting on people's websites.

So with all my online work added together, that makes $71.31. That's pretty good for having done pretty much nothing online.

April, Another Crazy Month

Well, that's it for this month's update. April is going to be absolutely crazy.

Selling real estate, selling old belongings, learning new crafts, playing badminton... all on top of blogging and building online businesses.

It's a lot to do, but I'm excited about how things will turn out in the next couple of months. Let's move forward!

Wow Kevin. I know what you are going through in terms of reinventing your family renovation business. Such a pity that pics were not taken and that only word of mouth marketing was done. But even with your work cut out you are doing everything to scale up the business.

Hopefully the restrictions will be lifted and you can get on with your real estate business license activities. I would think there will be a lot of activity in this area as people downsize and renovate.

Your progress at WA is going well even with your busy schedule. Good to keep it real by posting progress reports. Nice.
