Once you sign up as a member, you will have access to the Jaaxy keyword tool. (I can't remember if you have limited access before signing up??) Once you have access and understand how to use the tool, you will be able to determine which route you should take by putting in the keywords. Also, if you choose a market that already exists, you could narrow it down. Again, the keyword tool will help you determine this. You have some time to decide on this, as the training will cover everything. You can start your site on a siterubix site until you decide which route to go, and before you purchase your domain. Analyse the competition because that's what makes the market tough.

But generally, if you are able to identify an untapped market, that should be the route because you can easily establish yourself as a leader.

Other factors may come in but basically, the weaker the competition, the higher your chances of making it.
