How Do I sell Websites I've made?

I have started a website that i will make websites for people/business' etc. I am now faced with the task of deciding how to actually get the web site in the persons name instead of my name. I want it all in their name instead of me taking monthly hosting payments then paying the hosting company because what if i cannot for some weird reason make the payment on their behalf to the hosting company? They would lose their website and it would be my fault :(. I know I can just make the site, pay for the domain and hosting, then use a broker site to sell them the website, but that just seems very unprofessional. does anyone have any ideas onhow to make this a smoother and more professional process for the customer? Or perhaps is their a way to forward their payment through me right to the hosting company?
