We visited a really interesting property yesterday that is suitable for Specialised supported Housing of vulnerable to disabled person, of which there is a great demand throughout the UK.
We have been pursuing this strategy for a few years now, and it involves a lot of "Moving Parts".
Apart from identifying a suitable property, there is the need to prepare a contractual framework within which the property will sit and be able to be used by the people who need accommodating, vulnerable and disabled people.
The sponsor for the arrangement is the Local Authority who has a legal obligation to find and provide long term accommodation for vulnerable and disabled persons within its jurisdiction.
Each council has a Specialised Supported Housing Commissioner who is responsible to find the required accommodation for the number of vulnerable and disabled people in that area.
Because the tenants all need visiting care from specialised carers and nursing staff, there are certain criteria that apply to the location and specification of the accommodation. Each tenant must be provided with a 45 square meter one bedroom flat or bungalow for their own individual use for the long term.

So the Local Authority engages Registered Care Providers with whom they arrange a long term lease for the accommodation.
The Registered Care provider specifies the facilities to be provided within the accommodation units.
The developer or provider (us) enters into a 15 -20 year full repairing and insuring lease with the Registered Care Provider to provide the accommodation to the desired specification and for the required period of time.
The Central Government underwrites the cost of this accommodation, therefor there is certainty that the lease amount will be paid by the Local Authority, so there is certainty for the provider that they will be reimbursed for their investment and accommodation provided to the Registered Care Provider.
There are no losers in this situation, as it is a very economic way to provide the required long term lease arrangement.
For the property investor it is a valuable way toa chieve good returns on investment and secure for the long term.
