I hope you had a very enjoyable festive season and wish you a very Happy New Year 2026, the year of the horse.
I am already starting to ramp up our activities in preparation for the year ahead. All of a sudden we have a pipeline of projects to carry out, at least 6 in the coming months. Therefore each of these projects creates property value by creating residential 1 bedroom flats or bungalows for disabled or vulnerable people, who need care from a registered provider. This is high quality residential assets as the final product, for use by disabled or vulnerable people under care authorised by the Local Authority.
The total gross development value across the 6 projects is in excess of $15million, so this fact demands that there are a lot of resources allocated to converting the base buildings or sites into these high value high quality housing accommodation for long term disabled or vulnerable residents. Each project is on a timescale for efficiency.

The key thing about property development is that it is demanding of resources, especially time, also skills, and capital (equity and commercial funding). You can leverage various of these resources so as to create the maximum value from "lean" application of resources. in round terms to fund a capital investment programme of $15m will require in the region of $1.5m in capital or equity
We are also endeavouring to liaise more closely with our community, the people who are interested to liaise and communicate better with our stakeholders and potential customers.
We have re-appointed @DinaAnnzee of Alara Consultancy who created our original website and rebranding in 2022/2023 to update our marketing and promotion of service offerings and present these on our website and on landing pages in a consistent and logical way.
The last few months have been quite difficult as a result of negotiation difficulties with one of the vendors of one of the properties that we are acquiring for development, and suddenly we seem to have found ourselves in a much better place in terms of the future workload. This is quite refreshing as we had several setbacks during the first half of 2025. Property investment and development is fraught with difficulties as at all times the developer or sponsor is reliant on highly paid experts to advice them and enable the next phases, such as solicitors, architects, planning consultants, cost consultants. Its all about identification and assessment and management of the risks involved in any particular project.
