Hardwood floors throughout

The old hardwood floors are still around, some need extra care, I still repair some that can be repaired, Most need refinishing, There are some old floors that need refinishing, but cannot be done because there's not enough finish core, But can still get a light sealer coating, The best way to maintain a old oak hardwood is just lightly mob with ammonia and water, than dry! a lot of cleaning services don't know this and leave a buildup on the floor after a period of time.

A Laminate floor is a floating floor over pad, called underlayment, They should be cleaned the same way, but be dried every time you clean, most of the time a laminate floor can just be dry mobbed, cleaning services don't know how to properly clean hardwood and laminate floors, and end up ruining them over time.

The new manufacture companies have redesigned the new flooring, they have Made them waterproof in some way, there not waterproof, there just water resistant, but means they don't need a lot of maintenance.

The newest flooring is the VLP, Vinyl luxury plank, this product has been on the market for a while, This product as takeing over the market, the best way to clean is dry mob, Only wet mob when needed, Cleaning Your vinyl floor is easy, just use the store-bought mobs.

I hope this was helpful for everyone reading here in WA! If you have any QUESTIONS, Please just leave in comments

Thank you

Thank you Mr. Wilan — this is pure gold for anyone managing different types of flooring!
Your breakdown is clear, practical, and full of wisdom from experience.
I especially appreciate the reminder that “not all cleaning services know how to treat hardwood or laminate properly” — that’s a detail many overlook until it’s too late.
The tip about using ammonia and water for old oak floors is a game-changer.
At LANICHEDUCLIP, we often say: “Preserving the surface is preserving the story.”
Your advice helps us do just that — with care, precision, and respect for the material.
This post could easily be adapted into a visual capsule or checklist for homeowners and cleaning teams.
Thanks again for sharing your expertise so generously

No need for AI-written comments here. Just write from your heart. 👍🏼💯 The comments will have much more connection that way.

You are welcome Claude, for your reply and Hope this can help others as well😁

I appreciate that Eric, means alot coming from you have a great week.👌😁

Thank you for your honest feedback — I truly hear you.
And you're absolutely right: words from the heart carry a kind of energy that no tool can replicate.
Personally, I sometimes use structured capsules to organize my thoughts, especially when I want to share something educational or strategic. But every comment I post is intentional, emotionally grounded, and written to connect — not just to perform.
Whether handwritten or co-crafted, what matters most to me is that the message uplifts, respects, and serves the people reading it.
Thanks again for the reminder to stay aligned with what truly matters.

Again, co-crafted isn’t the way to go with comments. If your first language isn’t English there are plenty of translators out there to use. There’s no need for AI in comments, and responding with AI to my previous comment tells me you’re not quite getting it.

I will make an effort to use AI less and less, favoring traditional translators as you advised. I appreciate your constructive feedback

Thanks for the great information, MrWillan!

This was a helpful and practical post, Mr. Willan (Timothy). I like how you explained the difference between old hardwood, laminate, and vinyl planks. It’s something many homeowners overlook.

Have you found any specific cleaning products or natural solutions that work better than store-bought brands for protecting the wood finish over time?

Hello John, Thank you for reading my post, I found that most customers use ammonia/water. That's what I tell all my customers, For high gloss hardwood floors, Its best to just dry mob.👍

Thanks, Timothy for sharing more, answering my question.
