Use any template you like but add a conversation plugin.
Go to Add Plugins and search for conversation and bulletin board. You'll have a lot to choose from.
But it's still a standard WP site, so you can still sell from it as well.

Sounds like you’re looking for a discussion/chat/forum type setup. There are plugins for that. I’m not sure about specific themes.

Yes sir, there is but you are going to be competing with some well established businesses ( like Lowes) for a spot in search engines.
However if you focus more on local search than you shouldn't have to much trouble.

Say you own a brick and mortar (physical store) electrical supply business in Boulder, Colorado, I just moved to Boulder from Denver and I'm needing to buy wire-nuts for 14 gauge wire.
Unfamiliar with Boulder, I turn to Google and search for electrical supplies in Boulder (and/or Near Me; electrical stores Boulder, Colorado) or anything else along the lines of electrical supplies.
In the results, Google gives me a wide assortment of different kinds of stores, that it knows, folks in that area (Boulder, Co or within 20 miles or so around it) often click on when searching similar terms.
** Mind You These Serp Results Look Very Different From The Ones That I Was Given When I Lived In Denver. ((Unless, of course I'm in a incognito window with my location hidden))**
Out of the 1st 10 results there are a few big name companies but most listings are "Local" Businesses that serve the "Local" Boulder, Co. area.
These results are tailored by Google Search, or whatever browser or engine you use, to maximize my user experience by feeding me the most relevantly useful options for me at that time.
The search results I was just given are known as Local Search, and because the SE knew where I was, it also showed me a snippet of Boulder using Google maps with red markers highlighting "Local" businesses/businesses near me.
This is the results page I was referring to and is where you can drastically increase traffic to your website and/or physical store if you:
1. Provide the right schema markup on your site for Google (Bing, Yahoo, etc...) to find
2. Encourage customer reviews (preferably positive reviews)
3. List your business and/or website in selective business directories like Angie's List or Yelp. (Be very selective here as using the wrong business directories will destroy your search rankings and credibility with all credible search engines)
4. There are many many more tactics you can employ to give you a bit of a competitive edge over other sites and businesses competing against you locally or in and around the area that you have set as your business's Home store (flagship location).
These are only a few of the more prominent ones.

As long as what you have written in your book is not plagiarized from another book or author or can be found by Googlebots elsewhere on the internet. Same goes for images, as long as you make them your own, meaning you put your own creative spin on them.
