Tremendously Tedious Thursday Travails!
Hello everyone here at Wealthy Affiliate!
As the title image depicts, Tig-Tig was more interested in what was going on outside, than assisting me--that's okay!
I didn't have a lot of time to tend to any of the animals because I had an early job to finish from late yesterday!
After I got paid for that one, it was time to pick up Frank! We had to register a van that Frank is giving me, get a battery for it, etc. I'll show a pic of it in another post!
We spent the bulk of the day helping Frank clean the property that his buyer looks to be getting ready to breach the contract on! It is a long convoluted story which could be a novel in itself!
It is really a big mess, and there will be all kinds of legal issues to deal with as well! The guy in the picture above is Ronnie, who is one of the helpers Frank has hired!
Even will all of this tedium going on today, I still got some Wealthy Affiliate work done via cell phone!
Somehow, some way, I always manage to get something done, even if it is a very small amount! It all adds up! We all work at our own pace here on this platform!
A little after lunchtime, I went over to the house and let the Blog Dogs out again!
The ground was still so saturated that they were in a hurry to get back inside the house!
Shadow was also a very bad Blog Dog!
He tore all the stuffing out of his dog bed! I stuff it all back inside and put it in a closet until Monica could get home from work to take care of it!
He has only done this once before, but I know it was him, since I caught him in the act the last time! Around 3:45pm, I had to go unlock an apartment for a landlord.
Frank and I had a few more errands to run, and then I took him home around 4:45pm. It was a looonnnggg day!
I got my third locksmith call at around 5:20pm to go unlock a car, and ever since that time, I have been at the eBay house taking care of a few things here, to include writing this Blog post!
Monica has therapy tonight, but her oldest daughter is going with her, so I opted out! There should be some news about her upcoming surgery soon!
REMEMBER EVERYONE THAT ANOTHER FRISATSU IS AT HAND! I HOPE THAT EVERYONE HAD A SAFE AND SUCCESSFUL THURSDAY!
I AM TIRED, SO I SHOULD SLEEP VERY WELL!

Sounds like an interesting day, and sorry to hear about Frank's problem with the property. Oh my goodness, all that stuffing on the floor from the dog bed! What a naughty dog lol! Alfie is the same and more interested in what's going on outside than helping me! Hope Monica hears about her surgery soon. Have a great weekend:)
Yes, this is the second time that Shadow has done this! When I showed him what he had done, he slinked off into a corner, so he knows! As for cats, since they believe they are superior, they look at us with feline disdain! Then they come around when they are hungry! 🤔🤔🙀

What a day! And you did get alot done, with alot of things going in different directions.
If the new owner of the property is backing out of the contract, that probably means they are not paying according to the contract, or the contract has no teeth in it to enforce payments.
Is it a home or a business they were "buying"...
Were they actually "qualified" for a loan or not?
Could a "nominee" buyer take over payments, and the first buyer deny any and all claim to the property in perpetuity. Is it quitclaim?
Doesn't Frank have to foreclose on the buyer to get the property back and save it from a lien, or tax sale, to pay property tax?
How's the current property tax due looking?
What is the current valuation of the property, and once this "cloud" is taken care of regarding the title, how much money would Frank be happy with, for a quick cash sale?
The mess needs to be hucked into a roll off dumpster, then you've got so many days of your choo$ing, to fill it.
Can imagine Frank seeing the junk so long, he no longer sees the junk.
I mean people get used to it. The neighborhood gets used to it.
When it should all be swept clean so to speak, and less likely to get a buyer who squeaks, by without enough buy power.
There seems to be no rest for the righteous.
And because we love, we help out.
Eyes should have been on that contract, and in the qualifying of the applicant.
Did they put down earnest money, and how much. Prove serious, or next prospect. Cash buyer for less, or well qualified buyer who gets a loan, and Frank gets a payoff. He is 92? He needs his money.
Shame on #1 no good, no keep contract, fake liar buyer!

Well, last year they gave him a down payment of $20K, and they made their first three$800 payments, but after that, we have had to chase them down for the rest.
The property is a business bldg and large lot in the seedy part of town. I could go on and on, but it would be a book, and I am tired.

That does sound a little tedious Jeff!
But helping out your buddy Frank is always a good thing and 3 locksmith jobs in the same day can never be sniffed at!
It appears young Shadow was in the dog house though, but dogs will be dogs and at least he didn't eat all of the stuffing, that could end up with a very hefty vets bill indeed! Trust me, I know!!
