Hello everyone here in Wealthy Affiliate!

It was windy, chilly, and cloudy at the outset of Saturday when I woke up after sleeping in a bit, and I decided to jump on the computer to see how far I might have fallen behind in Wealthy Affiliate!

Tig-Tig was playing with the phone charger when I snapped this quick picture of her! (Notice the surprised look on her face, and the blurred tail which was thumping up and down as cats sometimes are prone to do!)

I did the computing for an hour and a half, and then headed out to the bank to deposit a check and begin my weekend rounds!

By the time I left the house, the weather was markedly better, although still windy, but the cloud cover was dissipating rapidly.

The Blog Dogs were on a walk with the girls, so there wasn't a chance to steal an image of them yet, but the day was still young, so maybe I might nab one later!

It wasn't long before I went to do an estimate on some lock work at a home of an elderly woman, who decided to schedule the work for next week.

It was then on to the eBay house where I jumped back on the computer and read some more Wealthy Affiliate blogs of interest while also clearing some more emails at the same time!

The Wealthy Affiliate Community delivered some more knowledge treasure concerning You Tube channel header images and the like--there is never truly any wasted time partaking of the abundant knowledge available from such a diverse group of people!

It was about an hour after I arrived that I got the call from a regular property manager client of mine which required an apartment's locks to be master keyed into their current system. (a tenant had changed the locks without telling them!)

I feel for them, having been a landlord back in the middle 1990s--I sure don't miss that experience, but another bucket list item had been accomplished back then!

The weather was markedly better still when I went to do that job, though it was still quite windy--not at all unusual for Kansas!

When I finally finished that, I went back to the eBay house and did a little writing in one of my books until I remembered that I had a few chores to do at the locksmith shop house. By the time I was finished there, the sun was setting and I got a great shot of it!

A beautiful end to a beautiful and productive day, in my opinion!

When I got home, as promised, I was able to catch the Blog Dogs asleep!

They are certainly something else for sure, making the day very exciting when it might otherwise be a bit dull! Now that I am home, I will be on and off the computer for the rest of the evening!

NOW THERE IS ONLY THE SUNDAY PORTION OF FRISATSU LEFT! LET US ALL MAKE THE BEST OF IT! THEY SURE DO GO BY FAST!

Well, you are going to end up increasing your vocabulary with your headlines, Jeff. Glad your weekend went well...so did mine. Weather here was not very good, and my driveway didn't get plowed on the last snow. My little car did the shimmy trying to get down it (miss my 4WDrive truck) so called a friend and he came and plowed it out for me. Much better today!

We had an earthquake this morning and a tenant said there was water leaking that they thought was a result of the earthquake later in the day. Aaron had to drive into town to check it out since they don't speak English well. They are from Columbia and run a church out of the apartment. It is a strange situation we inherited.

Anyway, it looks like it is a condensation or ice damming issue rather than earthquake damage. That poor old building still needs more work.

We are lucky our building and tenants are so easy by comparison. We still have cracks from the big earthquake. This one today was a 5.3 and considered an aftershock still...seems strange that it is called an aftershock over 2 years later. Anyway, it was a rude awakening!

I'll bet, Jessica! I hope you get through it all and get temp solutions in place. I know of churches here which occupy apartments and small abandoned retail outlets in strip malls! I applaud there efforts, but sadly, here, many of them are just scams to avoid having to pay property taxes!🙄

I hope things continue to get better for you two--after all you have been through, you both deserve a tremendous break!

Thank you Jeff. I don't know when that will be. It has felt like a treadmill for years now. We just keep plodding along keeping our heads above water so to speak. We seem to just work and try to stay healthy enough to function and work some more.

Termites, Tenants. Toilets and Trash
with out Personal Property trusts and Land trusts,
and Damn good contracts, you might lose your mind,
or you might lose your *ssets!

Every interaction with a tenant needs date, time, and a location, and a fair housing note on the topic, was it settled , or what happened?... kind of documentation.

Rents always due on the 25th, and a late fee is added immediately
if they don't get the drift. This means rent comes out of the mid month paycheck, there's no line at the court house then, should you need to evict!

Did you love it Jeff? I just made it up from what I knew from Lou. Is you related to Lou Brown of Street Smart R. E. investing in Atlanta? He's got the best contracts to incorporate into addendums of your states R.E. contracts, like from a realtor or a title company and cut out the realtor.

I wish I was related, Suzay, then I would likely be wealthy! Anyhow, the landlords here are damned if they do or don't. I don't think they are allowed to evict while the eviction moratorium is in place, IF it is still in place!

An interesting productive day JB. Mine was not as productive, but still not too bad.
Worked out a few details with an Architect about an apartment layout I want done, then a 110 klm. trip to another town to visit some people there and come back home.
Very windy down here today too and cool ! 24 deg C.! ( the natives are freezing ), blowing straight down from the North.
Kansas I reckon.
